Welcome to the official web site for Meadow Pointe III Community Development District. This site is funded on behalf of the Community Development District (CDD) in an effort to help educate the general public about the services provided by the district, and to highlight the other agencies involved in the day-to-day operations of the community. These agencies include, but are not limited to Pasco county and the Meadow Pointe III homeowner's association.
You may have recently received a flyer from Waste Services informing you that their recycling day has changed to Friday. At the bottom of the flyer, it also asks the residents to contact Waste Services for billing. PLEASE DISREGARD THAT PORTION OF THE NOTICE. Garbage pickup, including recycling, for the homes in Meadow Pointe III is contracted through the Community Development District and you should not be billed for these services.
Effective January 14th, all gates in Meadow Pointe III with the exception of Wrencrest, Hillhurst and Sherringham will now be open from the hours of 7am to 9am and 4pm to 6pm to alleviate the strain on the gate motors during high traffic volume.

As you may or may not be aware, Meadow Pointe III has numerous wetlands and conservation areas throughout the community. As such, your property may abut one of these protected areas. At no time should anyone encroach into these areas and remove any vegetation, plant vegetation, or construct any facility. These areas are part of the overall storm water drainage system for the community and also regulated by certain government agencies. Any alteration to these areas, including the buffers, may be considered a violation of the drainage permit resulting in a fine. All fines will be the responsibility of the offending party.
If you witness anyone altering the wetlands or conservation areas, please contact Dan Richardson, Clubhouse Manager immediately at 813-383-6676.
